Yas Island was catapulted onto the world stage in 2009 when the first Formula One Grand Prix was held there on the newly constructed Yas Marina Circuit. It had been designed as the playground for the people of Abu Dhabi with Hotels, a Marina, Ferrari World and a Links Golf Course.

Since 2009 Yas Island has continued to add more attractions, the DU Arena, a public beach, Yas Water World, IKEA and one of the premier shopping centres in the UAE in Yas Mall, and things aren’t stopping there with the Warner Brothers theme park planned for 2018 and two schools set to open within the year.

Linked by a bridge to Saadiyat Island and a tunnel to Raha Beach this fantastic leisure destination is close to some of the most luxurious residential communities in Abu Dhabi, but has no housing of its own (apart from a small community of Emirati Housing). That is about to change. To compliment the world class array of leisure attractions Yas Island has recently announced three state-of-the art new residential communities to rival those already found close by.

The first to be announced was Ansam, a small community of 540 apartments spread across four low-rise buildings. Each building is shaped like a U with a large central pool in the middle. The community will have several gyms and plenty of retail outlets as well.

The community is located right in the middle of the Yas Links Golf course preserving fantastic views over the lush green course itself and then on to the blue waters of the Yas Mangroves. It is also located very close to Yas Waterworld and Ferrari World too.

Available for sale to expats studios can be as cheap as Dh800,000 dirhams here with three bed apartments fetching Dh3,000,000. Ansam is described as offering residents “premier living and leisure facilities at competitive prices”. Ansam is to be completed Q2 2017.

After the launch of Ansam Yas Island announced an even more ambitious project they named Mayan. Similarly to Ansam, and in keeping with what seems to be the “look and feel” of Yas Island residential development, Mayan will comprise seven mid-rise, low density buildings. This new project will be located on the south west coast of the Island. It will be aligned along the length of the new public beach, facing the water with incredible views out over the mangroves. It will also be  bordered to the North again by the Yas Links Golf Course and will be walking distance to the hotel complex already on Yas Island.

Mayan differs from Ansam in that it is an even more “high end” product, offering Golf Course Homes and Beach Front Villas as well as the usual mix of apartments. Mayan will also have a fantastic selection of amenities including multiple swimming pools, children’s play areas, gymnasiums and retail outlets.

Available for sale to expats apartments range from studios at Dh850,000 to four-bedroom units which cost Dh4.15 million. It is described as “a luxury golf and waterfront development comprising seven buildings and beach villas overlooking the stunning mangroves and lush green fairways on the golf course”. Mayan will be complete in Q2 of 2018.

The third new development on Yas Island to be announced has been called West Yas. This is currently for UAE National only to purchase but it is likely that any nationality will be able to rent there. The new community has been built on the North side of Yas Links again along the coastline of the island facing the impressive mangroves.

West Yas will be a community of over 1,000 villas, that is more than Saadiyat Island and just fewer than Raha Gardens. It will be heavily landscaped with tree-lined streets, park and playgrounds, not to mention the beach access. There will also be two retail centres, a community centre and a Mosque.  Aldar Academies will also have a school serving the community providing a comprehensive community facility line up.?

Yas Island is slowly emerging from its playful past to and is preparing to embrace a string of new and exciting residential communities. The end product should rival Saadiyat Island in terms of luxury, Raha Beach for cost but maintaining its own reputation as the place that Abu Dhabi goes to be entertained.
