Abu Dhabi-based developer Modon has unveiled the first phase of Maysan, a freehold residential project on Reem Island that includes two distinct districts—Mayar and Thoraya. Spanning over 600,000 square meters, the project’s design draws inspiration from boutique-style indoor/outdoor living.
The first district, Mayar, introduces 132 stacked maisonettes—a new concept in Abu Dhabi that combines natural surroundings with contemporary living. These units are designed to foster a lively community and deliver diverse and memorable experiences.
Embodying the elegance of modern galleries, the maisonettes are ideal for various buyers, including large families, investors, and those seeking apartment living with a resort-style feel. The four-story units are in a gated community with a spacious central park and scenic walking trails.
The second district, Thoraya, blends modern design with a strong sense of community. Its 184 townhouses, constructed with refined materials, are in a private, secure area. Thoraya will include communal gardens, children’s play areas, and a gym, offering a balance of relaxation and recreation.
Maysan is designed to appeal to families, professionals, investors, and expatriates. The development will feature a range of lifestyle amenities, including a community centre, beach access, and park access. A green corridor will connect the community, promoting wellness and an active lifestyle.
At the launch event, Ibrahim Al Maghribi, CEO of Modon Real Estate, stated: “We are excited to launch the first phase of Maysan, showcasing our dedication to creating vibrant, well-planned communities that cater to residents’ needs. Maysan aligns with Abu Dhabi’s vision by offering convenience, luxury, comfort, and well-being.”
Al Maghribi added that future phases of Maysan will include villas, park district homes, and beach residences. These spacious properties will range from three to five bedrooms and feature efficient layouts and enhanced facades.
