Aldar unveils AED6bn Yas Point waterfront community on Yas Island

Aldar has revealed plans for Yas Point, a AED6 billion ($1.63 billion) mixed-use waterfront destination on the northern edge of Yas Island — the latest large-scale addition to Abu Dhabi's growing lifestyle and tourism offering.

Set across roughly 600,000 square meters, the master planned community will bring around 1,600 residences, a five-star resort hotel, branded residences, an international school, and a mix of retail, dining and leisure. Once finished, it is expected to be home to about 5,000 residents.

The project is the next chapter for Yas Island, pushing development beyond the island's established entertainment attractions and into a waterfront community built for both residents and visitors.

Jonathan Emery, Chief Executive Officer of Aldar Development, said Yas Point is designed to strengthen the island's standing as a global destination by adding a new mixed-use waterfront district that brings together homes, hospitality and leisure.

At the heart of the plan is a landscaped park-to-waterfront link, connecting Lea Park to the shoreline through a network of public parks, pedestrian paths, gardens and shaded community spaces. The waterfront will feature a 700-metre promenade lined with shops, restaurants and public areas, alongside beaches, water sports facilities and water taxi services to keep the coastline active year-round.

The community has been planned to connect into the wider Yas Island masterplan through pedestrian routes and future transport links, tying nearby neighbourhoods such as Yas Acres and Yas Riva to destinations including SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Mall, Yas Marina Circuit, and the planned Disney Abu Dhabi resort and Sphere Abu Dhabi.

Education is part of the offering too, with an international school planned for around 3,600 students to support the community over the long term.

Aldar said Yas Point will keep expanding over time with further residential, hospitality and lifestyle components — in line with its strategy of building integrated mixed-use destinations across Abu Dhabi.
