Abu Dhabi Property Prices in Q3 2026: Which Communities Saw the Strongest Growth?

By Marketing

q3

Abu Dhabi's secondary property market continued to record price growth in Q3 2026, with several established residential communities seeing double-digit increases compared to the same period last year.

Our Q3 2026 Secondary Market Report examines completed property transactions between July and September, tracking changes in average prices per square metre, sales activity and transaction values across Abu Dhabi's residential communities.

The findings show that property price growth varies considerably between locations, even within the same residential area.

Al Raha Records Price Growth of Over 18% Across Four Communities

Al Raha was one of the notable performers in Q3, with every community tracked in the area recording year-on-year price growth of more than 18% per square metre.

Al Bandar led with an increase of 25.7%, followed closely by Al Raha Gardens at 24.2%. Al Zeina recorded growth of 20.8%, while Al Muneera increased by 18.3%.

During the quarter, Al Raha also recorded 47 secondary market transactions worth a combined AED 130 million.

These results are particularly interesting because they come from established residential developments rather than new project launches.

Al Bandar, Al Zeina and Al Muneera have long been popular waterfront communities, while Al Raha Gardens offers larger family homes in a gated residential setting. Each appeals to a different type of buyer, yet all four recorded substantial price increases over the same twelve-month period.

The variation in growth rates also shows why property performance should be assessed at community level rather than relying on one average for the whole area.

What Is Driving Interest in Established Communities?

With new residential projects continuing to launch across Abu Dhabi, completed properties remain an important part of the market.

For buyers, established communities offer several practical advantages. Properties can be inspected before purchase, the surrounding facilities are already operational, and buyers can assess the actual condition, views and layout of individual units.

There is also greater visibility over existing rental activity, service charges and comparable resale transactions.

For those purchasing a home to live in, immediate occupancy can be a deciding factor. Investors, meanwhile, can compare current asking prices against existing rental income and previous completed sales.

However, strong price growth alone does not necessarily indicate that every property in a community represents good value. The price paid, property's condition and potential rental return remain important considerations.

What Does Q3 Price Growth Mean for Homeowners?

For homeowners who purchased several years ago, the latest secondary market figures may provide a reason to reassess their property's current value.

A community recording a 20% increase in average price per square metre does not mean that every home within it has appreciated by exactly that amount.

Floor level, waterfront views, renovations, property condition and the availability of similar units can all influence the final selling price.

This is why recently completed transactions are particularly valuable when determining an asking price. They show what buyers have actually paid, rather than simply what other owners are hoping to achieve.

For sellers considering entering the market, understanding these differences can help establish a competitive asking price and avoid unnecessary delays.

What Should Buyers Be Looking at in Q4 2026?

For buyers entering the market towards the end of 2026, comparing recent resale prices across communities is increasingly important.

Two properties advertised at similar prices may offer very different value when size, location, service charges and condition are taken into account.

Price per square metre is a useful starting point, but transaction volumes also deserve attention. A community with consistent resale activity provides more comparable sales data, while areas with fewer transactions may require closer examination of individual properties.

Buyers should also consider the difference between established properties and off-plan alternatives, particularly when comparing purchase costs, payment schedules and expected completion dates.

How Did the Rest of Abu Dhabi Perform?

Al Raha's performance provides one example of how Abu Dhabi's established residential market has changed over the past year.

Our Q3 2026 Secondary Market Report examines these movements across the communities covered by our research, providing buyers, sellers and investors with a more detailed view of actual sales activity.

Whether you own a property, are considering selling or are comparing communities for your next purchase, understanding recent transaction data can help you make a more informed decision.
